Updates to Tai Teg in Gwynedd

We would like to inform you about upcoming changes to the way some of the affordable housing schemes in Gwynedd will be administered.

Cyngor Gwynedd’s Service Level Agreement with Tai Teg will end on 1 April 2026. As a result, the Council will administer some of its affordable housing schemes directly. These changes will take place step by step, starting with the Gwynedd Homebuy and the Section 106 assessments.

What’s happening?

• On 1 April 2026, the Gwynedd Homebuy Scheme and Section 106 assessments will be administered directly by Cyngor Gwynedd.

• Tai Teg will not administer new applications for the Gwynedd Homebuy Scheme and Section 106 assessments after this date.

• However, any application that has already started the process with Tai Teg will continue and complete the process with Tai Teg.

Cyngor Gwynedd will also administer other affordable housing schemes in the future, including Tŷ Gwynedd Project and the Buy to Let Scheme. More details about these changes will be shared with you in due course.

It’s important to note that Tai Teg will continue to administer affordable homes schemes for housing associations such as Adra, Grŵp Cynefin, North Wales Housing and Clwyd Alyn.

What does this mean for me?

If you intend to apply for a home through the Homebuy Scheme, from 1 April 2026 you will need to contact Cyngor Gwynedd directly. Tai Teg will no longer be part of the process.

If you have already started the process of buying a home through the Homebuy Scheme with Tai Teg, you will not need to do anything — you will continue with Tai Teg.

Why is this happening?

Recently, Cyngor Gwynedd launched its One Stop Shop for housing services, which provides a single point of access for housing advice and support. As part of this work, Cyngor Gwynedd will begin administering its affordable housing schemes directly so that residents can access services in one place. Income - Employment & Support Allowance

The Tai Teg partners have reviewed what we consider as income, and we would like to confirm that Employment & Support Allowance (ESA) has been included on the list. See below amendment

• Universal Credit – (including housing element & New Style ESA) - every month

• Employment & Support Allowance

This is effective from 16.02.2026.
